Shareholders "Urban Group" will help
Unfortunately, as it happened, I have several friends at once among the shareholders of the infamous bankrupt developer Urban Group. And they react to this circumstance in different ways, someone is sure that they will finish the apartments, someone goes to rallies, not believing anyone, there are those who hipp at the painful topic.
Such times are now, but the fact remains that people were thrown at a private shop, its owners with stolen money are now resting in Cyprus, and the whole country will complete the construction of six huge residential complexes!
Yesterday, a regular meeting with the Urban Group shareholders was held at the office of the Fund for the Protection of the Rights of Co-Owners. At the meeting there were people from all six residential complexes. Hoping for honest coverage of the problem, my friends accredited me too.
The meeting was 2.5 hours and for me, the conversation was extremely honest and open. Shareholders were different, someone was nervous, someone constructively approached the topic, but each of those present could ask any question.
The questions of the equity holders were answered by the general director of the Foundation Alexander Plutnik (he is also the general director of DOM.RF), the Deputy Minister of Construction and Housing of the Russian Federation Nikita Stasishin and the Deputy Governor Vorobyov Maxim Fomin. Perhaps some shareholders would like to hear that tomorrow their house will be completed, but nobody gave unrealistic hopes. As I understand it, everything will be completed as quickly as possible.
Completion of facilities is complicated by the fact that the management of Urban Group did not bother to transfer to the bankruptcy trustee working and generally any documentation. For example, in two houses in the "Solar System" working documentation does not generally allow for the construction of residential houses due to the passage of power lines. There are other problems, because there is not one house and not two!
The problem is really large-scale and affects almost 15.000 equity holders who have not received their apartments in 68 apartment buildings in six Urban Group projects. For a minute, 67.6 billion rubles are needed to complete the construction. Part of the funds - 11.9 billion rubles - can be obtained through the sale of still unsold apartments and other premises, but this will still happen.The Moscow Region Government has already allocated 3 billion rubles from the regional budget to the fund for the protection of the rights of real estate investors to complete the construction of facilities. The federal budget will allocate another 3 billion rubles for completion in 2019.
Construction sites come to life. In October, construction work will resume in residential complexes "Solar System", "Prominent City" and "Opaliha O3". At the same time, the specialists will begin a survey of the state of the construction sites in the residential complexes "Lesoberezhny" and "Laykovo". And all the objects of the Urban Group are planned to be completed before the end of 2022.
It would seem that in the place of shareholders, one must be positive that they were not left in the lurch and have patience until the moment they received the keys. But some of them are stupidly lazy to participate in solving the problem, at least by bringing their own documents to account for their own rights. Less than a month remains until the register of requirements for the transfer of residential premises is closed, but at the moment the bankruptcy trustee has received only about 13 thousand applications, i.e. more than a thousand people did not even bother to write a statement.
Some real estate investors have thrived on online activity! Very resent. Where were theywhen Dolgin's company, which is really responsible for this, stopped construction, when problems started, when it was obvious that they had been thrown? I have not heard of any meeting, have not read any appeals to the president.
